Booking and deposit

To confirm your reservation for accommodation through Rome Escape , you must pay the required booking deposit through our secure payment system. This booking deposit amount depends on:

1. The apartment you selected.
2. The number of guests staying.
3. The number of days you are staying.

This deposit amount is clearly shown in the rate calculation , as well as the secure online booking form.

Our Online Booking is secured with SSL Certificate Protection

The payment is processed by MoneyBookers and Paypal. We accept all types of credit cards and also bank transfers.

No booking can be confirmed until the booking deposit is paid. Only then will you will receive confirmation of your Rome booking by email.

The outstanding balance, along with any security/key deposit (Some owners charge one, some do not),will need to to be paid in cash on arrival, unless otherwise agreed with owner.

Some owners accept payment by Pay Pal or bank transfer. 

If you have paid a security/key deposit, it will be refunded on your day of departure , after the owner has inspected the accommodation.

Cancellation or making changes to booking.

Cancellation fees depend on how much notice give us and if we manage resell the cancelled dates.

Different owners have different cancellation policies but a rough guide is as follows.

• With less than 14 days notice prior to arrival : 50% of the total remaining balance
• With less than 7 days notice prior to arrival : 80% of the total remaing balance
  
• With Less than 24 hours or no prior notice / No show: 100% of the total balance.

Please note that the booking deposit is non-refundable under any circumstances.

My group number / Travel dates have changed

To change the number of guests : 

If the number of guests increases, you must check with us or the owner to find out if the accommodation can sleep the increased number. 

If the number of guest decreases, it is at the discretion of the owner whether he will reduce the  amount due to him.

If a greater number of guests arrive that was originally booked , the owner/ manager will add the additional  guest fee to your balance.

To change the lenght of your stay: 

Unless it is during  a high season period, reducing the lenght of your stay is possible ,providing we are informed more than 14 days beore you are due to arrive.

If you stay for a longer time you pay the required additional daily rate on arrival. 

Requesting a move to a different apartment :

You can change your reservation to another apartment providing it is 14 days or more before  your date of arrival. Your booking deposit will be transfered to the new booking less a 20 euro administration fee.

There is a 20 euro administration fee for all changes to reservations .

Cancellations and changes to reservations are accepted only by email or fax and cannot be made by telephone.

Arrival procedure

After you have received confirmation of your booking by e-mail, it is best to print out a copy and place with your tickets / passport as it contains all information that you will require after your arrival in Rome.
If you have not given us your time of arrival in Rome, please do so a few days before your arrival. This is important so the owner knows when to expect you.

During your Stay

Please treat the accommodation and the contents with respect. Different owners have different house rules, with which you are expected to comply. If you need to contact the owner due to a problem, damage or non working equipment, please use the contact information in your check in mail  and inform him as soon as possible, so the repairs can be dealt with.

Behavior

Most apartments have neighbors so arranging parties and playing music loud is not allowed.

Please show respect . You may be on vacation but the neighbors are not. 

Should the manager / owner receive complaints from neighbors during your stay, the reserves the right to ask you to leave,  without the right to any compensation.

Cleaning

The accommodation is cleaned and ready for your arrival. On your departure, you are required to return the accommodation in a similar state.
If in the event the accommodation is not left in a reasonable state, the owner is entitled to charge additional cleaning fees .

Number of guests

Unless agreed beforehand with the owner/ manager, only the number of guests indicated in the booking are allowed to use the accommodation.

The number of guests using the accommodation must not exceed the accommodations capacity, You are expected to inform us or the owner if you have any children under 3 years, even though there is no charge for them.

The owner / manager reserves the right to request you to leave or even evict you and your guests from the accommodation; without the right to any compensation.

Amendments

Accidents sometimes happen. In the unlikely event that the owner cannot accommodate you with the apartment that you originally booked, Rome Escape will do all we can to find you similar accommodation.

It is the owners responsibility to have the apartment you booked, ready for your arrival, but as things can go wrong , Rome Escape will bend over backwards to find you alternative accommodation.

In the event no agreement can be made regarding the alternative accommodation, Rome Escape will refund the  prepaid booking deposit in full.

Liabilities

Neither Rome Escape or the owner of the accommodation shall be made liable for any damages that may occur during your stay at the accommodation.

Litigation

Any litigation concerning accommodation or booking with Rome Escape / World Escape LLC, the law of Delaware USA have sole jurisdiction over such matters.

Responsibility

Rome Escape provides an online accommodation booking service for owners and guests. In this regard, Rome Escape is not responsible for accidents, delays, losses, change of itinerary, change of rates or any other damages. Rome Escape or it's employees are not responsible for: Errors and omissions; Misrepresentation by third parties; Personal damage or injury while Escaping in an accommodation booked through Rome Escape.

The service of Rome Escape is limited to advertising other owners accommodations and information regarding making a reservation for your chosen accommodation, until booking confirmation is sent by email. The responsibility of Rome Escape is limited to your booking deposit paid.

Rome Escape is not part of the rental agreement; Complaints during your Escape contact the owner/manager. Of course we always welcome feedback from our guests / clients about the accommodation they booked and Escapade in. We pass on this information/ comments to the owner if the need arises.

Our website

Although Rome Escape does view all properties before listing them on our site we do rely on the owners to update the information when chances happen to the apartment, items added or withdrawn. All information and resources regarding accommodation are the most up to date we have.

Owners can log in anytime and add or amend photos and all details. The web site www.Rome Escape.com, Rome Escape is not liable for its content. Rome Escape reserves the right to update information published on the site at any time including rates, descriptions and photographs. Rome Escape does not guarantee condition or suitability of any accommodation as advertised on its website.

Rome Escape reserves the right to change, modify or update its terms and conditions at any time. It is the responsibility of guests using the Rome Escape accommodation service, to make sure they read these terms and conditions before making any booking. By clicking on "I agree to Rome Escape terms and Conditions" you agree you have read, understand and accept them. These terms and conditions do not affect your consumer statutory rights.
